2.3.1  Plat Information.
   The Preliminary Plat shall include or be accompanied by the following information. The checklist shown in the appendix should be used in conjunction with the following list to be sure this information has been completely addressed.
Subdivision Name
Proposed subdivision name or identifying title. The proposed name should not be so similar to that of an existing subdivision as to cause confusion.
Subdivision Location
The name of the city, county and state, in which the subdivision is located.
Adjacent Property
Ownership and recording information for adjacent unplatted tracts and subdivisions, including lot information.
Owner/ Subdivider
Name, address and other contact information of the record owner/ subdivi der.
Design Professionals
Surveyor, engineer, land planner or any other designer responsible for the survey and design. Information shall include name, address and other contact information.
Legal Property Lines and Limits
Location of boundary or property lines; width and location of platted streets, alleys and easements within or adjacent to the property being subdivided
Physical Features
Present physical features on the land including natural and artificial watercourses, ditches, ravines, culverts, bridges, present structures and any other features directly pertinent to the land being subdivided, location of any existing utilities and pipelines, showing pipe sizes and capacities of storm sewers and drainage structures; outline of any existing wooded areas or location of individual large trees.
Topography/Contours
A topographical map shall be superimposed on all preliminary plats filed with the city. Contour intervals of such map shall not be greater than two (2) feet with all elevations shown thereon tied to the city datum plane or such datum plane of any public authority that may have established a datum plane in the city or its extraterritorial jurisdiction. The plat shall contain the number of acres of the proposed subdivision.
Street and Highway Design
The street system design, showing location and width of the proposed streets, easements, alleys, building lots and other features with their relationship to the streets, alleys and easements in adjacent subdivisions for a distance of five hundred (500) feet beyond the limits of the proposed subdivision. If there are no adjacent subdivisions thereto, a vicinity or location map, drawn at a smaller scale, shall be submitted along with the preliminary plat. This map is to show the boundaries and ownership of adjacent properties, the location and distance to the nearest subdivisions and the manner in which the streets alleys, easements and highways of the proposed subdivision may eventually connect with those of the nearest existing subdivisions.
Public Land
Classification and designation of land intended to be dedicated to public use, such as schools, parks, playgrounds, rights-of-way, easements and any other special uses or semipublic uses required.
Standard Drawing Details
Date, north arrow and scale of the drawing. Preferred Scale is 1" = 100'.
Preliminary Plans for Improvements
Preliminary plans for street improvements, on-site or off-site drainage improvements, alley improvements, sidewalks, and any other improvements to be made.
Auxiliary Property
Where the preliminary plat submitted for approval covers only a part, a unit or increment, of the owner's or subdivider's entire holding or ultimate subdivision, a sketch of the prospective future street system in the portion submitted for approval will be considered in the light of adjustments and connections with the street systems of the part not submitted.
City Approval Block
The plat shall include the City Preliminary Plat Approval Block provided in the appendices to this ordinance.
