Certain areas of property that stay wet and have certain flora and fauna, as well as certain designated streams, are considered wetlands and are therefore "waters of the U.S.". Development of these areas must be approved and permitted through the U.S. Army Corps of Engineers. Failure to acquire such approval and permit can lead to fines levied against the property owner. Attempting to plat such areas for incompatible uses or improvements can be grounds for plat denial.
