1.1.8  Plats.
In most cases, the platting process performs the subdivision of land. Platting generates a map showing the proposed legal areas (lots and blocks) to be created, as well as the provisions for providing infrastructure to each lot. The Final Plat is a legal document that is filed with the County Clerk for public record. Among other things, the plat demonstrates that the owner of the property is subdividing, that the boundary subdivision was performed by a licensed and registered Texas surveyor, that the subdivider and any lienholders are dedicating certain areas for public infrastructure use, that there are no taxes owed on the land, and that various governmental entities have approved the plat. Once filed with the County in the Plat records of Tarrant County, the plat will be legally referred to by subdivision name, plat cabinet number and slide number.
