§ 150.38  DUTIES OF BUILDING INSPECTOR.
   The Building Inspector shall:
   (A)   Inspect any building, wall, or structure about which complaints are filed by any person to the effect that a building, wall, or structure is or may be existing in violation of this subchapter;
   (B)   Inspect any building, wall, or structure reported (as hereinafter provided for) by the Fire or Police Departments of this town as probably existing in violation of the terms of this subchapter;
   (C)   Notify in writing the owner, occupant, lessee, mortgagee, agent, and all other persons having an interest in the building as shown by the deed records of Tarrant County or town records of the Town of Lakeside, of any building found by him or her to be a dilapidated building within the standards set forth in § 150.35, that:  the owner must vacate, or repair, or demolish the building in accordance with the terms of the notice and this subchapter; the occupant or lessee must vacate the building or may have it repaired in accordance with the notice and remain in possession; the mortgagee, agent, or other persons having an interest in the building as shown by the deed records of Tarrant County may at his or her own risk repair, vacate, or demolish the building or have the work or act done; provided, that any person notified under this division (C) to repair, vacate, or demolish any building shall be given the reasonable time, as may be necessary to do, or have done, the work or act required by the notice provided for herein;
   (D)   Set forth in the notice provided for in division (C) above, a description of the building, or structure deemed unsafe, a statement of the particulars which make the building or structure a dilapidated building and an order requiring the same to be put in the condition as to comply with the terms of this subchapter so that the work will be completed within 120 days of receipt of the notice;
   (E)   Report to the City Council any noncompliance with the notice provided for in divisions (C) and (D) above;
   (F)   Appear at all hearings conducted by the City Council, and testify as to the condition of dilapidated buildings; and
   (G)   Place a notice on all dilapidated buildings reading as follows:  “This building has been found to be a dilapidated building by the Building Inspector.  This notice is to remain on this building until it is repaired, vacated, or demolished in accordance with the notice which has been given the owner, occupant, lessee, mortgagee, or agent of this building, and all other persons having an interest in the building as shown by the deed records of Tarrant County.  It is unlawful to remove this notice until the notice is complied with.”  The City Council may designate any town employee or citizen elector as the Building Inspector even though he or she has other duties with the town.
