(A) Flag lots, also known as pot handle lots, are lots so designated which typically have the minimum required street frontage and typically do not have the required minimum lot width at the building setback line (25 feet from the right-of-way line). The buildable area of a flag lot is situated behind lots having more than the minimum required street frontage and is accessible by means of a narrow drive or entryway.
(B) Setbacks for flag lots. Side yard setbacks shall be a minimum of 20 feet each. A plot plan shall designate the front and rear yards as a condition for building permit approval for a flag lot.
