For the purpose of this chapter, the following definitions shall apply unless the context clearly indicates or requires a different meaning.
BUILDING INSPECTOR. The Building Inspector or other authorized representative of the City Council.
DRIVEWAY. A minor private way used by vehicles and pedestrians on a manufactured home lot.
LICENSE. A written license issued annually by the City Council allowing a person to operate and maintain a manufactured home park under the provisions of this chapter and regulations issued hereunder.
MANUFACTURED HOME. A manufactured, transportable, single-family dwelling unit suitable for year-round occupancy and containing adequate water, waste disposal and electrical equipment. A structure that is transported in one or more sections which in the traveling mode is eight body feet or more in width or 40 body feet or more in length or when erected on site is 320 or more square feet, which is built on a permanent chassis and designed to be used as a dwelling with or without a permanent foundation. MANUFACTURED HOMES are subject to manufactured home building codes.
MANUFACTURED HOME LOT. A parcel of land for the placement of a single manufactured home and the exclusive use of its occupants.
MANUFACTURED HOME PARK. A parcel of land which has been developed for the placement of manufactured homes.
MANUFACTURED HOME STAND. The part of an individual lot which has been reserved for the placement of one manufactured home unit.
NONCONFORMING USE. A use lawfully in existence on the effective date of this chapter and not conforming to the regulations in which it is situated except that the use is not nonconforming if it would be authorized under special use permit.
PARK MANAGEMENT. The person who owns or has charge, care or control of the manufactured home park.
PARK STREET. A private way which affords principal means of access to individual manufactured home lots, or auxiliary buildings.
PERMIT. A written permit or certification issued by the Building Inspector permitting the construction, alteration and extension of a permanent structure within the manufactured home park under provisions of this chapter and regulations issued hereunder.
RECREATIONAL CAMPING VEHICLE. Any folding structure mounted on wheels designed for travel, recreation and vacation use.
RECREATIONAL DWELLING VEHICLE. Any vehicle that is portable in structure built on a chassis or designed to be used as a temporary dwelling for travel, recreational and vacation uses. In addition, any structure designed to be mounted on a truck chassis or used as a temporary dwelling to be used for travel, recreation and vacation constructed as an integral part of a self-propelled vehicle.
SERVICE BUILDING. A structure housing toilet, lavatory and other facilities as may be required by this chapter.
SEWER CONNECTION. The connection consisting of all pipes, fittings and appurtenances from the drain outlet of the manufactured home to the inlet of the corresponding sewer riser pipe of the sewerage system serving the manufactured home park.
SEWER RISER PIPE. The portion of the sewer lateral which extends vertically to the ground elevation and terminates at each manufactured home lot.
WATER CONNECTION. The connection consisting of all pipes, fittings and appurtenances from the water riser pipe to the water inlet pipe of the distribution system within the manufactured home.
WATER RISER PIPE. The portion of the water supply system serving the manufactured home park which extends vertically to the ground elevation and terminates at a designated point at each manufactured home lot.
