(A) A notice of the need to repair a hazardous condition of a sidewalk shall be given or sent to the responsible property owner. Such notice shall indicate the location and nature of the condition and a time limit for the repair or replacement thereof. Thereafter, it shall be the duty of, the owner to place the sidewalk in a safe condition. The owner need only be notified of a hazardous condition one time. Re-occurring instances of the same condition or conditions shall be deemed to have been noticed by the township. Such notice shall specify a reasonable time, not less than 30 days, for repairs or replacement for which such work shall be completed with due diligence.
(B) Notice regarding sidewalk repairs shall be served in the following manner:
(1) Mail. By mailing the notice by first class mail to the owner at the address on the most recent tax roll;
(2) Personal delivery. If the address is unknown, by delivering the notice to the owner personally;
(3) Posting on premises. If the owner is unknown, by posting the notice in some conspicuous place on the premises which shall specify a reasonable time, not less than 30 days before the required work shall be completed. No person shall interfere with, obstruct, mutilate, conceal or tear down any official notice or placard posted.
