(a) New wireless communication towers may be located only on non-residentially zoned properties, and shall be subject to the regulations set forth in this chapter and the regulations of the particular Zoning District in which the antenna and/or tower is proposed to be located but only to the extent such regulations do not conflict with the regulations set forth in this chapter. Wireless communication antenna may be located in residential zoning districts so long as they are not located on residentially used parcels or upon vacant or unused parcels and shall be subject to the regulations set forth in this chapter and the regulations of the particular zoning district in which the antenna is proposed to be located but only to the extent such regulations do not conflict with the regulations set forth in this chapter.
(b) All Towers up to one hundred (100) feet in height shall be set back on all sides a distance equal to the underlying setback requirement in the applicable zoning district. Towers in excess of one hundred (100) feet in height shall be set back one (1) additional foot per each foot of Tower height in excess of one hundred (100) feet.
