(a) A parcel of land may be divided into two or more zoning lots, if all lots resulting from such division conform to all lot area and width regulations of the district in which it is located. A lot of record, whether vacant or occupied by a building, which has an area or width equal to or less than required by these regulations and which was owned separately from adjoining lots on the effective date of this Zoning Code or an amendment thereto which shall make the lot nonconforming, shall not be further reduced in any manner.
(b) The required lot area which is provided for a dwelling or other use shall not be considered as providing any part of the required lot area for another dwelling or use.
