§ 1462.10  MAINTENANCE RESPONSIBILITIES.
   (a)   Owner. The owner of every structure or use and/or his or her appointed agent shall be responsible for maintaining in a clean and sanitary condition the shared or common areas of the premises.
   (b)   Occupant. The occupant of a structure or premises shall be responsible for maintaining in a clean and sanitary condition that part of the structure or premises, which he or she occupies and controls. In the case of commonly held properties associated with condominium, or similar property arrangements in which there is joint or common interest, ownership or control, it shall, in addition to the collective responsibility of each and every one of the owner-members, be the responsibility of the designated owners association or similar organization to maintain all common areas and those items that are under its direct ownership or control.
