§ 154.091 M-1 GENERAL MANUFACTURING DISTRICT.
   (A)   Permitted uses. The following uses are permitted:
      (1)   Automotive body repairs;
      (2)   Agriculture;
      (3)   Animal feeding yards;
      (4)   Automotive upholstery;
      (5)   Cleaning, pressing and dyeing establishments;
      (6)   Commercial bakeries;
      (7)   Commercial greenhouses;
      (8)   Farm machinery sales and service;
      (9)   Feed mills;
      (10)   Dairy equipment manufacture and sales;
      (11)   Railroad depots;
      (12)   Cooperatives;
      (13)   Laboratories;
      (14)   Machine shops;
      (15)   Printing and publishing;
      (16)   Public utilities;
      (17)   Storage and sale of building materials;
      (18)   Trade and contractors offices and storage;
      (19)   Warehousing and wholesaling;
      (20)   Manufacture, fabrication, packing, packaging and assembly of products from: glass, leather, metals, paper, plaster, plastics, textiles, wood;
      (21)   Manufacture, fabrication, processing, packaging and packing of: confections, cosmetics, electrical appliances, electronic devices, food, toiletries;
      (22)   Freight yards;
      (23)   Storage; and
      (24)   Facilities for the storage and distribution of propane and propane products, including propane storage facilities, office buildings and other reasonable, necessary improvements to properly function as such.
   (B)   Special uses. The following uses may be allowed by special use permit:
      (1)   Airports;
      (2)   Planned industrial developments;
      (3)   Junk yards and automobile salvage yards, provided they are contained within completely enclosed buildings or screened by a solid wall or fence at least 12 feet high, and that any such use shall not be located closer than 100 feet to any residence district;
      (4)   Stone and gravel quarries and crushing, grading, washing and loading equipment and structures;
      (5)   Areas for the disposal of solid wastes;
      (6)   Sewage treatment plants;
      (7)   Commercial service facilities, provided all such services are physically and sales-oriented toward industrial district users and employees and other users are only incidental customers; and
      (8)   Storage of petroleum and petroleum products.
   (C)   Conditions of use. All uses are subject to the following conditions:
      (1)   Any production, processing, cleaning, servicing, testing, repair or storage of goods, materials or products shall conform with the performance standards set forth herein below;
      (2)   (a)   All production, servicing and processing shall take place within completely enclosed buildings unless otherwise specified. Within 100 feet of a residence district all storage shall be in completely enclosed buildings or structures or may be open to the sky but shall be enclosed by solid walls or fences (including solid doors or gates thereto) at least eight feet high, but in no case lower in height than the enclosed storage, and suitably landscaped;
         (b)   However, open off-street loading facilities and open off-street parking of motor vehicles under one and one-half tons capacity may be unenclosed throughout the district, except for such screening of parking and loading facilities as may be required; and
      (3)   Uses established on the effective date of this subchapter, and by its provisions are rendered nonconforming, shall be permitted to continue, subject to the regulations of §§ 154.180 through 154.187.
   (D)   Lot size. Any principal use hereafter erected shall be located on a lot having an area of not less than 10,000 square feet and an average width of not less than 80 feet.
   (E)   Yard areas. No building or structure shall be erected or enlarged unless the following yards are provided and maintained in connection with the use.
      (1)   Front yard. A front yard of not less than 20 feet shall be provided.
      (2)   Side yard. Side yards not less than ten feet shall be provided.
      (3)   Rear yard. A rear yard of not less than 20 feet shall be provided.
   (F)   Maximum floor area ratio. The maximum floor area ratio shall not exceed 0.5.
