§ 154.078 B-3 CONVENIENCE COMMERCIAL DISTRICT.
   (A)   Permitted uses. The following uses are permitted:
      (1)   Barber shops;
      (2)   Beauty salons;
      (3)   Coffee shops;
      (4)   Coin-operated laundromats;
      (5)   Drugstores;
      (6)   Gift shops;
      (7)   Laundry and dry cleaners;
      (8)   Package beverage stores;
      (9)   Parking areas;
      (10)   Parks, greenways and open spaces;
      (11)   Professional offices;
      (12)   Superettes; and
      (13)   Taverns.
   (B)   Special uses. Special uses may be allowed as per §§ 154.160 through 154.166.
   (C)   Conditions of use.
      (1)   All retail uses and service establishments shall be conducted wholly within an enclosed building except for off-street parking and loading facilities and except as permitted herein on an open lot.
      (2)   The gross floor area of any single commercial use shall not exceed 2,000 square feet.
   (D)   Lot size. No minimum requirement.
   (E)   Yard areas. No building or structure shall be erected or enlarged unless the following yards are provided:
      (1)   Front yard. A front yard of not less than 50 feet shall be provided. Parking may be permitted in the front yard, provided it is not less than 20 feet from the street right-of-way line.
      (2)   Side yard. No minimum requirement.
      (3)   Rear yard. No minimum requirement.
   (F)   Maximum floor area. The maximum floor area ratio shall be 0.5.
   (G)   Off-street automobile parking facilities. Automobile parking facilities shall be provided as permitted or required in §§ 154.125 through 154.132.
