§ 154.077 B-2 HIGHWAY COMMERCIAL DISTRICT.
   (A)   Permitted uses. The following commercial uses and their accessory appurtenant uses are permitted:
      (1)   Automobile sales and service;
      (2)   Automobile laundries;
      (3)   Automobile service stations - for the retail sale and dispensing of fuel, lubricants, tires, batteries, accessories and supplies, including installation and minor services customarily incidental thereto; facilities for chassis and gear lubrication and not more than four vehicles are permitted only if enclosed in a building. Gasoline pumps may be located in the required yard along a street, but not closer to the right-of-way line than 30 feet;
      (4)   Automobile, motor bikes or motor scooter sales and service shops, including repairing, but not the painting or repairing of trucks of over one and one-half tons, and accessory auto parts sales as an activity accessory to the principal use. Outdoor display of new and used autos is permitted, but not more than 50% of the zoning lot shall be used for those purposes and the front yard requirement shall be complied with;
      (5)   Agricultural implement sales and service;
      (6)   Amusement establishments;
      (7)   Bait stations;
      (8)   Building materials, sales and storage;
      (9)   Cartage and express facilities;
      (10)   Cocktail lounges;
      (11)   Contractors offices and storage;
      (12)   Drive-in establishments serving food and beverages for consumption on the premises;
      (13)   Dry cleaning establishments;
      (14)   Florist shops including greenhouses;
      (15)   Gift stores;
      (16)   Mobile home sales;
      (17)   Monument sales;
      (18)   Motels;
      (19)   Night clubs;
      (20)   Parks, greenways and open spaces;
      (21)   Parking; and
      (22)   Recreation vehicles sales and service, including boats, snowmobiles, campers and the like.
   (B)   Special uses. Special uses may be allowed as per §§ 154.160 through 154.166.
   (C)   Conditions of use. All uses permitted in this District shall be commercial establishments dealing directly with customers and shall be subject to the following conditions:
      (1)   There shall be no manufacture, processing or treatment of products other than those which are clearly incidental and essential to the business conducted on the same premises;
      (2)   Such uses, operations or products shall not be objectionable due to odor, dust, smoke, noise, vibration or other similar causes;
      (3)   When commercial uses are located adjacent to residence districts, adequate fencing or screen planting shall be provided along all adjacent lot lines or alleys or driveways, and all lighting shall be installed so as to be directed away from any residence district.
   (D)   Lot size. The lot shall be not less than one-half acre in area and shall have a lot width at the building setback line of not less than 90 feet.
   (E)   Yard areas. No building or structure shall be erected or enlarged unless the following yards are provided and maintained in connection with the building:
      (1)   Front yard. A front yard of not less than 50 feet shall be provided. Parking may be permitted in the front yard, provided it is not less than 20 feet from the street right-of-way line.
      (2)   Side yard. Side yards of not less than 20 feet shall be provided.
      (3)   Rear yard. A rear yard of not less than 20 feet shall be provided.
   (F)   Maximum floor area ratio. The maximum floor area ratio shall be 0.5.
   (G)   Off-street automobile parking facilities. Automobile parking facilities shall be provided as permitted or required in §§ 154.125 through 154.132.
