No structure or land shall be used except for 1 or more of the following uses and as such uses are defined and in accordance with the design and performance standards.
(A) Manufactured home.
(B) Grocery store. Grocery store supplying prepackaged commodities primarily for the resident of a manufactured home park containing 150 units or more. Provided, however, that the structure, or any portion thereof to be used for the grocery store shall contain a retail sales area not to exceed 400 square feet plus 1 additional foot for each unit in the complex and that it shall not be closer than 1,000 feet to the nearest C-1, C-2, or C-3 district that contains a grocery store.
