§ 153.065 BUILDING LINES.
   (A)   Building setback lines. The building setback line shall comply with the requirements of the zoning ordinance. Except in a central business district zone and where no zoning specified a building setback line, the line shall follow the established setback line of established adjoining properties, or their average if they vary; otherwise, it shall be no less than 20 feet from any street right-of-way line. While buildings shall generally build on the established building setback line, with the approval of the Planning Commission recorded on the final plat, buildings in residential areas may be set back farther, provided that the privacy of homes and yards involved is maintained. In an agricultural cluster development, the following minimum building setbacks shall apply:
      (1)   Front yard: 50 feet;
      (2)   Rear yard: 25 feet; and
      (3)   Side yard: 20 feet.

   (B)   Yard building setback requirements. Yard requirements for residential subdivision or portions thereof shall be in accordance with the requirements of the zoning ordinance. When no zoning specifies such yards, the yards in residential areas shall be no less than 10 feet for side yards, 25 feet for rear yards, and the front yard setback shall be no less than 25 feet.
