In a Light Industrial I-1 District, no building, structure or land shall be used and no building or structure shall be erected, altered or enlarged which is arranged, intended or designed for other than one of the following uses:
(a) Any use or structure permitted and as regulated in a Business B-2 District or Business B-3 District, except as modified in this section;
(b) Railroad yards and repair shops;
(c) Kennels, provided that any building, structure, area or lot used for such purposes, including pens or exercise runways, shall be at least 50 feet distant from any residence district;
(d) The manufacturing, compounding, processing, packaging or treatment of the following goods, materials and products:
(1) Air conditioning equipment, sheet metal;
(2) Bakery wholesale;
(3) Beverage, blending or bottling;
(4) Bus garage;
(5) Candy, wholesale;
(6) Carpenter shop;
(7) Cleaning powder, compounding and packaging;
(8) Cleaning soda, compounding and packaging;
(9) Coffee, processing and packaging;
(10) Condensed milk, processing and canning;
(11) Cornices, sheet metal;
(12) Cosmetics;
(13) Creamery;
(14) Disinfectants, blending and packaging;
(15) Dry cleaning plants;
(16) Dry ice;
(17) Eaves, sheet metal;
(18) Electronic appliances, instruments and devices;
(19) Evaporated milk, processing and canning;
(20) Food processing, including canning, preserving, drying and freezing except those items first allowed in an Industrial I-2 District;
(21) Freight house;
(22) Fungicides, blending and packaging;
(23) Heating equipment, sheet metal;
(24) Household chemical compounds, blending and packaging;
(25) Ice, including dry ice;
(26) Ice cream, wholesale;
(27) Insecticides, blending and packaging;
(28) Industrial chemical compounds, blending and packaging;
(29) Laundry plants;
(30) Lumber yards, not including cement, bituminous or asphaltic concrete mixing or mill work;
(31) Metal, sheet;
(32) Perfumes, compounding and packaging;
(33) Pharmaceuticals;
(34) Phonographs;
(35) Porcelain products, using previously pulverized clay and kilns fired only with gas or electricity;
(36) Pottery, using previously pulverized clay and kilns fired only with gas or electricity;
(37) Radios;
(38) Sheet metal shop;
(39) Soap, washing, compounding and packaging;
(40) Spices, processing and packaging;
(41) Storage of boats and trailers;
(42) Tea, processing and packaging;
(43) Television sets;
(44) Temporary structures not exceeding one year for any single purpose or use;
(45) Toiletries;
(46) Transfer terminals;
(47) Truck terminals;
(48) Vegetable processing, including canning, preserving, drying and freezing; and ice cream, wholesale, except those items first allowed in the General Industrial I-2 District; and
(49) Ventilating equipment, sheet metal.
(e) The manufacturing, compounding, processing, packaging or treatment of the following goods, materials or products, provided that the building, structure or area used for such purposes is 100 feet from any residence district:
(1) Bag, carpet and rug cleaning, providing necessary equipment is installed and operated for the effective precipitation or recovery of dust;
(2) Blacksmith, welding, auto body or other metal working shops;
(3) Building material sales yards, including cement, bituminous or asphaltic concrete mixing, and lumber yards;
(4) Crematory;
(5) Flammable liquids, underground storage only;
(6) Flour, feed and grain packaging, blending and storage;
(7) Foundry, casting lightweight nonferrous metals or an electrical foundry;
(8) Laboratories, experimental, film or testing, provided no operation shall be conducted or equipment used which would create hazards; and
(9) Any other use which, in the opinion of the Board of Zoning Appeals, is of a similar character to those specified in this section, except any use first listed in the General Industrial I-2 District.
