11-5-3: TYPES OF IMPROVEMENTS:
   A.   Sanitary Sewer Systems:
      1.   Where available, municipal sewer facilities shall be provided by the subdivider in the development of the subdivision.
      2.   Prior to providing plans for utilities, analysis of soil to the depth of the utility proposed should be made by a reputable firm and provided with the utility report.
      3.   Where municipal sewer facilities are not available, individual sewage systems shall be provided, as approved by the city engineer.
   B.   Water Systems:
      1.   Where available, municipal water facilities shall be provided by the developer in the development of the subdivision.
      2.   If municipal water system is not available, a community water system may be constructed subject to the approval of the city council and subject to city standards and specifications.
      3.   When municipal and/or community water facilities are not available, individual water systems shall be provided, as approved by the city engineer.
   C.   Streets: Construction of streets, including sanitary sewer systems, water systems, and storm sewers, located within street rights of way shall be completed by the subdivider under the supervision of the city engineer, unless some other arrangement is specifically approved by the city council.
   D.   Streetlights: Streetlights shall be installed as provided by the city policy adopted by resolution of the city council1.
   E.   Underground Utility Service: Utilities shall be underground as provided for by the city policy if adopted by resolution of the city council.
   F.   Sidewalks, Trails, Pedestrianways: Sidewalks, trails and/or pedestrianways shall be installed by the subdivider as determined to be necessary by the city.
   G.   Site Grading: Grading, soil stabilization and erosion control shall be provided by the subdivider as determined necessary by the subdivider and approved by the city engineer.
   H.   Storm Water Facilities:
      1.   Storm sewer, open drainage or other facilities and easements shall be installed by the subdivider as will adequately provide for the drainage of surface waters.
      2.   Said drainage facilities shall be provided as approved by the city engineer.
      3.   Storm sewer and/or other drainage facilities shall be installed as determined to be necessary by the city engineer for the proper drainage of the surface waters. No storm drainage shall be carried over the street surface greater than five hundred feet (500'). (Ord. 1038, 7-8-2002)
