A. General Requirements: The lot size, width, depth, shape and orientation, and the minimum building setback lines shall be appropriate for the location of the subdivision and for the type of development and use contemplated and in accordance with zoning regulations.
B. Lot Dimensions: Lot dimensions shall be as follows:
1. Depth and width of properties reserved or laid out for commercial and industrial purposes shall be adequate to provide for the off street service and parking facilities required by the type of use and development contemplated.
2. Corner and butt lots for residential use shall have extra width to permit appropriate building setbacks from corner lots to both streets.
C. Frontage: The subdividing of land shall provide each building lot with a minimum of thirty feet (30') of frontage directly abutting on a street, subject to the following conditions:
1. In no instance shall a private driveway easement satisfy the above requirement, except when specifically approved by the city council.
2. In addition to the above, said street shall have minimum improvements of grading and gravel before a building permit is issued unless otherwise approved by the city council.
3. In the instance of townhouses, apartment complexes or family lots, the area to be owned in common shall only be required to meet the above requirement.
D. Through And Reverse Frontage Lots: Through lots (also known as double frontage lots) and reversed frontage lots shall be avoided except where essential to provide separation of residential development from traffic arteries, or to overcome specific disadvantages of topography and orientation. A planting screen easement of at least ten feet (10'), and across which there shall be no right of access, shall be provided along the line of lots abutting such traffic artery or other disadvantage use.
E. Side Lot Lines: Side lot lines shall be substantially at right angles to the right of way line of the abutting public street. (Ord. 1038, 7-8-2002)
