(A) Any person interested in subdividing any parcel of land within the county must fill out an application for subdivisions, and submit a fee equal to $100 per proposed lot in the subdivision. The subdivider will then be placed on the agenda of the Board of County Commissioners at its next available regular meeting, as approved by the Chairperson.
(B) At that meeting, the subdivider should provide a general outline of his or her plan to the Board of County Commissioners, during which time there shall be a discussion about:
(1) The checklist for subdivision approval;
(2) Any unique environmental or hazardous concerns that may be directly or indirectly associated with the subject property;
(3) Any known special permits required;
(4) Whether the subdivision is in an area of city impact or in a flood plain;
(5) Whether it is a large scale development (more than 20 lots);
(6) Whether it is a manufactured home subdivision;
(7) Whether any subsequent developments are planned;
(8) Whether any variances are being sought; and
(9) What the fees and costs are expected to be.
(C) Once the subdivider has made his or her intentions known to the Board of County Commissioners, as described above, the Board of County Commissioners may grant or deny approval for proceeding. Approval is granted by a motion of the Board of County Commissioners and is recorded in the minutes, along with a signed application for subdivision. Once the subdivider has received approval for proceeding, he or she can file a preliminary plat.
