(A) Purpose. This district is intended to preserve agricultural land from premature conversion to non- agricultural land uses.
(B) Special requirements. None.
(C) Permitted uses. The following are permitted uses:
(1) Agricultural activities and farmsteads;
(2) Park and forest preserve;
(3) Church;
(4) Golf course except miniature course or driving range;
(5) Roadside stand for the sale of agricultural products; and
(6) Greenhouse or nursery.
(D) Conditional uses. The following uses may be permitted:
(1) Extraction of rock, sand or gravel;
(2) Public building erected by any government agency;
(3) Cemetery;
(4) Privately-operated outdoor recreational facility;
(5) Golf driving range;
(6) Single-family dwelling on a site of not less than one acre;
(7) Private sod surfaced airstrips used solely by the land owner;
(8) Other agricultural, commercial or residential uses determined by the Planning Agency to be of the same general character as the principal uses above and found not to be detrimental to the general public health and welfare; and
(9) Off-premises signs; provided that, they are no more than 35 feet in total height and less than 200 square feet in total area. Lighting shall be permitted, provided it meets requirements stated in Ch. 153 of this code of ordinances.
(E) Minimum lot size.
(1) A lot area of not less than one acre for each non-farm dwelling unit is required.
(2) A lot width of not less than 100 feet is required for each non-farm dwelling unit.
(F) Front, side and rear yard requirements.
(1) Front yard: a front yard of not less than 40 feet is required;
(2) Side yards: two side yards are required, each having a width of not less than 20 feet; and
(3) Rear yard: a rear yard of not less than 50 feet is required.
(G) Maximum building heights. Building heights permitted are two and one-half stories, but shall not exceed 35 feet for non-farm dwellings.
