§ 16-310 DEFINITIONS.
   (a)   Generally. Words used in the present tense include the future; the singular number include the plural and the plural the singular; the word “building” as used in this article means a “structure for the support, shelter or enclosure of persons, animals or chattels”.
   (b)   Definitions. For the purpose of this article, the following definitions shall apply unless the context clearly indicates or requires a different meaning.
      ACCESSORY BUILDING. A subordinate building, or portion of a main building located on the same lot with the main building, the use of which is incidental to that of the main building.
      ALLEY. A public thoroughfare 25 feet or less in width upon which abut the rear of premises.
      BOARDING HOUSES. A building or place wherein table board is provided to four or more persons not members of a family.
      BUILDING, HEIGHT OF. The vertical distance measured from the curb level the highest point of the roof surface, for a flat roof, to the dock line of a mansard roof, and to the mean height level between eaves and ridge for a gable, hip or gambrel roof; where the grade has not been established the average level of the ground in front of the building shall be used for purposes of height measurement.
      CURB LEVEL. The mean level of the established curb in front of the building.
      FRONT YARD. An open unoccupied space on the same lot with a building, between the front line of the building and the street line of the lot, excluding unenclosed porches.
      FRONTAGE REVERSED. A building constructed on a corner lot fronting on a different street than the lot fronts according to the existing plat of record.
      GARAGE, PRIVATE. A garage with capacity for not more than three motor driven vehicles for storage only, in which space for not more than two vehicles shall be rented to persons not occupants of the premises.
      GARAGE, PUBLIC. Any building or premises used for housing or care of more than three motor driven vehicles, or where any such vehicles are equipped for operation, repair or kept for remuneration, hire or sale.
      LOT. A parcel of land occupied or to be occupied by a building and its accessory buildings.
      LOT, CORNER. A lot not over 75 feet in width located at the junction of and fronting on two or more intersecting streets.
      LOT INTERIOR. A lot other than a corner lot.
      NONCONFORMING USE. A building or premises occupied by a use that does not conform with the regulation of the use district in which it is situated.
      REAR YARD. A space, unoccupied except by an accessory building, extending across the full width of the lot between the rear line of the building and the rear line of the lot.
      SIDE YARD. An open unoccupied space on the same lot with a building, between building and the side lot line and extending from the street line to the rear yard.
      STREET. A public thoroughfare more than 25 feet in width.
      STRUCTURAL ALTERATIONS. Any change in the supporting members of a building such as bearing walls, columns, beams or girders.
