§ 16-309 RESIDENCE HEIGHT AND AREA DISTRICT.
   In the residence height and area district, the regulations shall be as follows.
   (a)   Height. No building hereafter erected or altered shall exceed 35 feet or two and one-half stories, or less than one story above ground.
   (b)   Front yard.
      (1)   The depth of the front yard measured back from the property line shall not be less than 20 feet; provided, that when 30% or more of the frontage abutting on one side of the street between two intersecting streets is built up with buildings having a front yard depth of more or less than 30 feet, no building hereafter erected or altered shall project beyond the average front yard line so established. Nothing in this regulation shall be so interpreted as to require a front yard depth of more than 45 feet.
      (2)   On the corner lots, buildings shall conform to the above established front yard depths on the side of the block upon which interior lots have been platted and provide as wide a side yard, as possible next to the side street; provided, that this regulation shall not be so interpreted as to reduce the building width of a corner lot of record at the time of the passage of this section to less than 28 feet, nor the buildable depth to less than 50 feet in any distance.
   (c)   Side yard. There shall be a side yard of not less than six feet in width on each side of a building; provided, that a lot having a width of less than 40 feet, as shown by the last conveyance of record at the time of the passage of Ord. R69, there shall be a side yard on each side of the building of not less than four feet, and a rear or back yard not less than 20 feet.
   (d)   Lot area per family. Every building hereafter erected or structurally changed shall provide a lot area of not less than 5,625 square feet.
