1185.11 CONDITIONAL USES AND NONCONFORMING USES DISTINGUISHED.
   (a)   Any lot of record sixty feet or less, existing on the effective date of this Zoning Code (June 1, 1981) in any R-3 or R-4 District, may be used for the erection of a single-family dwelling even though its area and width are less than the minimum requirements set forth in this Zoning Code. Each side yard shall be a minimum of six feet.
   (b)   Any lot of record sixty feet or less, existing on the effective date of this Zoning Code (June 1, 1981) in any R-3 or R-4 District, may be used for the erection of a single-family dwelling even though its total side yards do not meet the requirements of the official schedule of district regulations following the text of this Zoning Code. It is the intention that these regulations be modified to reflect that total side yards shall be a minimum of twelve feet.
   (c)   Any lot of record sixty feet or less, existing on the effective date of this Zoning Code (June 1, 1981) in any R-3 or R-4 District, shall not be required to follow the minimum setback lines as established by the official schedule of district regulations following the text of this Zoning Code. However, all such single-family dwellings shall conform to the existing homes in the area and shall be set back to be in line with all homes in the street and/or the subdivision.
   (d)   Approval by the Board of Zoning Appeals and/or variances shall not be required when the provisions of subsection (a), (b) or (c) hereof apply.
