(A) The proposed PUD shall be designed to provide for the unified development of the area in accordance with the spirit and the purposes of the districts in which it is located.
(B) Design may provide for modification of yard, setback and height requirements on individual lots; but the density and intensity of the use requirements of the underlying zoning districts as applied to the total area of the PUD shall not be changed except in accordance with this chapter.
(C) Building code requirements shall not be reduced in the design of the PUD.
