All those subdivisions created by any instruments effecting the division of a lot, tract or parcel of land into two or more lots, sites or other divisions of land for the purpose, whether immediate or future, of ownership or building development executed after the effective date of this subchapter, or executed prior to the effective date of this subchapter but not filed in the office of the Register of Deeds of the county, prior to the effective date of this subchapter.
