(a) There shall be two classifications of property for determination of the stormwater management service charge. The City of Harrison adopted the Hamilton County website for classification of properties. Class R (residential properties). One and Two family residential properties. Typically these types of property comprise about 8,000 square feet total, are assigned and Area Range Number (ARN) of 8 and an Intensity of Development Factor (IDF) of 0.25. Class C (all non-residential property and residential property not included in Class R). The gross area (total square footage) of each Class C property will be determined by the square footage shown on the Hamilton County Auditor’s website or actual field measurements. Such property sizes shall be grouped in 1,000 square foot ranges and assigned an Area Range Number (ARN). For example, a Class C property with a total square footage of 12,600 square feet shall be assigned an Area Range Number (ARN) of 13. Land uses are identified and recognized for purposes of this chapter, each of which has an assigned Intensity of Development Factor (IDF). The land use of each property shall be assigned based on the record of the County Recorder or Auditor, the City, or through field examination or photogrammetric analysis.
