7-4-2: EASEMENTS:
   A.   Continuity: Easements shall be designed and platted to provide continuity throughout the entire subdivision.
   B.   Public Utility Easement; Electric And Communications:
      1.   Public utility distribution or transmission installations serving the subdivision with electric and communication services shall be located in public utility easements (abbreviation PUE). Public utility easements shall be designated as such on the final plat of subdivision. Such easements shall be located along the rear, side or front lot lines and shall not be less than twelve feet (12') in width, of which six feet (6') may be located on each of two (2) adjacent lots.
      2.   Public utility easements shall not be used for drainage or village utility purposes, but they may be graded as shallow drainage swales to carry localized surface runoff that does not interfere with the public utility uses thereof.
      3.   All public utilities shall be installed underground. When it is necessary to locate public utilities within village rights of way, the location shall be subject to village approval. The public utilities within such rights of way, when located beneath paved surfaces (except sidewalks and driveway approaches) shall be installed in conduit meeting the specification of the respective utility company(ies).
      4.   When the village board determines that it is in the public interest to relocate existing overhead utilities underground, easements shall be granted that meet the location and width requirements of any affected utility company.
   C.   Public Utility Easements; Natural Gas:
      1.   Public utility distribution or transmission installations serving the subdivision with natural gas service shall be located within dedicated street and alley rights of way.
      2.   Location of such public utility installations shall not conflict with village utilities and shall be subject to village approval.
      3.   These public utilities within such rights of way, when located beneath paved surfaces (except sidewalks and driveway approaches) shall be installed in conduit meeting the specification of each respective utility company.
   D.   Village Utility Easements:
      1.   Whenever it is necessary to install water mains, sanitary sewers, storm sewers or other underground utilities to be maintained by the village, in areas other than dedicated rights of way, village utility easements (abbreviation VUE) shall be provided and so designated on the final plat of subdivision. Village utility easements shall also be provided when village access is required for detention basin and/or other village utility maintenance.
      2.   Village utility easements shall not be less than twenty feet (20') in width (unless adjacent to village ROW) of which ten feet (10') may be located on each of two (2) adjacent lots.
      3.   Whenever public utilities and village utilities follow a common route they may be installed in a common easement termed a "utility easement" (abbreviation UE), if acceptable to the affected public utility and to the village.
   E.   Drainage Easements:
      1.   Where a subdivision is traversed by a watercourse, drainageway, channel or stream, there shall be provided a drainage easement or right of way conforming substantially with the lines of such watercourse, plus such additional width as will be necessary in the sole discretion of the village to adequately maintain or improve the watercourse.
      2.   Said easements shall not be used for any other purposes except that utilities may cross this easement, provided that the crossing does not alter the intended use of the easement. (Ord. 01-25, 8-16-2001)
