7-1-4: DEFINITIONS:
ALLEY: A strip of land not less than twenty feet (20') in width and not more than forty feet (40'), along the side or in the rear of properties, intended to provide access to these properties.
BUILDING LINE: A line within a lot or other parcel of land, so designated on the plat of the proposed subdivision, between which line and the adjacent boundary of the street upon which the lots abut, the erection of an enclosed structure or portion thereof is to be prohibited.
COLLECTOR STREET, SECONDARY STREET: A street which carries traffic from minor streets to the primary street system, including the principal entrance streets of residence development and streets for circulation within such a development.
CROSS WALKWAY: A strip of land dedicated to public use, which is reserved across a block to provide pedestrian access to adjacent areas.
CUL-DE-SAC: A short street having an end open to traffic and being permanently terminated at the other end by a vehicular turnaround.
DIRECTOR OF BUILDINGS: The officer charged by law with the administration and enforcement of the building code, or the duly authorized representative of such official.
EASEMENT: A grant by a property owner for the use of a strip of land by the general public, a corporation, or a certain person or persons for a specific purpose or purposes.
HALF STREET: A street bordering one or more border lines of a tract or parcel of land and which is but one-half (1/2) of the required right of way width.
LOT: A portion of a subdivision or other parcel of land intended for transfer of ownership or building development.
MARGINAL ACCESS STREET: A minor street which is parallel and adjacent to primary streets and highways, and which provides access to abutting properties and protection to local traffic from fast, through moving traffic on the primary streets.
MINOR STREET: A street intended primarily as access to abutting properties.
OPEN SPACE: Land within or related to a development that is comprised of a parcel or parcels, or an area, of land or an area of water, which remains unimproved and is set aside, dedicated, designed or reserved for public use or enjoyment.
PLAT: A map, drawing, or chart on which the subdivider's plan of the subdivision is presented and which he submits for approval and intends to record in final form.
PRIMARY OR MAJOR STREET: A street of considerable continuity which serves or is intended to serve as a major traffic artery connecting large areas.
STREET: An area which serves or is intended to serve as vehicular and pedestrian access to abutting lands or to other streets, refers to the width of the street right of way or easement, whether public or private, and shall not be considered as the width of paving or other improvement on the street right of way.
SUBDIVISION: The division of a lot, tract or parcel of land into two (2) or more lots, parcels or other divisions of land, for the purpose, whether immediate or future, of transfer of ownership or building development, including all changes in street or lot lines; provided, however, that a division of land for agricultural purposes, in parcels of more than five (5) acres not including any new street or easement of access, shall be exempted.
