6-6-2: E-1 ESTATE DISTRICT REQUIREMENTS:
   A.   Permitted Uses: In an E-1 district, the only uses permitted are as follows:
      A single temporary office and off street parking space shall be permitted on any subdivision development, for a period not to exceed one year, renewable yearly.
      Agriculture, which in this district shall mean the cultivation of the soil principally for the production of food products, but shall not include the following:
         1.   The raising or dealing in poultry, dogs, rabbits or other small animals or swine, cattle or other livestock for business or commercial purposes, except as incidental to a bona fide general farming operation.
            a. Any such animals or poultry shall not be housed, stabled, kenneled, or yarded closer than one hundred feet (100') from any residence other than that of the owner or user of the property.
         2.   The use for feeding of community or collected garbage, or any disposal of such garbage.
      Building-mounted and building-integrated Solar Energy Systems, as defined in and subject to the restrictions set forth in chapter 5, article XVIII of this Code.
      Churches.
      Community buildings and social and recreational centers of a community nature incorporated and operated not for profit.
      Filling and leveling of holes, pits and low land with nonodorous and noncombustible material, free from any garbage and food wastes.
      Golf courses and country clubs incorporated and operated not for profit.
      Lights for illuminating entrance driveways may be installed in such a location outside the public right-of- way as, in the opinion of the Zoning Administrator, shall not constitute a traffic hazard.
      Public and community parks, playgrounds and forest preserves, excluding commercial enterprises therein.
         1.   The Planning and Zoning Commission may, upon written application made therefor, recommend to the Board of Trustees approval, approval with conditions, or disapproval of such temporary seasonal permits for the selling and dispensing of food, refreshments and nonalcoholic beverages in certain designated areas, terminable by said Board at such time or times as may be determined by it, as shall be compatible with the general purposes of the classification of this district; and the Board of Trustees shall approve, approve with conditions, or disapprove such temporary seasonal permits upon receipt of such recommendation.
         2.   No right or privilege to continue the selling or dispensing of any such products beyond the period of time designated by the Board, or beyond the time when such right or privilege is terminated by it, shall be accrued by reason of the issuance of any such permit.
      Public and community waterworks, police stations and fire stations.
      Public and private nursery schools, grade schools and high schools incorporated and operated not for profit.
      Single-family residence, each one on a building lot or tract of not less than two hundred fifty feet (250') of average width and four (4) acres in area not including any portion of any public or private highway, street or alley, excepting any smaller lot or parcel of land of public record on the adoption date of this chapter, as amended or subsequently officially recommended for approval by the Planning and Zoning Commission and approved by the Board of Trustees.
      Storage of gasoline for private, domestic use, in underground tanks, installation of which has been approved by the State Fire Marshal, provided said storage tank and any pump used in connection therewith is located as follows:
         1.   Not less than twenty five feet (25') from side and rear lot lines, the setback to meet requirements as provided in subsection 6-7-1C6 of this chapter, and
         2.   Not less than fifty feet (50') from any well, and
         3.   Not less than twenty five feet (25') from any septic system, and
         4.   Not less than twenty five feet (25') from any building.
      Telephone pedestals for use by the public, as follows:
         1.   Said pedestals may be permitted at less than the distance from the centerline of public or private rights-of-way required in subsection 6-7-1C6 of this chapter, provided also that no part of any such pedestals shall be permitted on any such right-of- way.
         2.   Whenever such pedestal is installed near an intersection of two (2) streets or rights-of-way, the minimum setback from one of such intersecting right-of-way lines shall be no less than twenty feet (20').
      Telephone repeater stations, microwave radio relay towers and stations, and mobile transmitting towers and stations.
      Waiting stations for bus passengers, as follows:
         1.   Said stations may be permitted at less than the setback distance from centerline of public or private right-of-way required in subsection 6-7-1C6 of this chapter, provided that no part of any such station shall be permitted on any such right-of-way, except a railroad right-of-way in use by a railroad.
         2.   Notwithstanding the provisions of subsection 1 of this use, whenever such station is constructed near an intersection of two (2) streets or rights-of-way, the required setback as set forth in said subsection 6-7-1C6 of this chapter shall be observed from at least one of such intersecting streets or rights-of- way.
         3.   Upon discontinuance of the use of any such structure as a waiting station for bus passengers, such structure must be removed within thirty (30) days from such discontinuance. (1985 Code; amd. Ord. 18-38, 11-1-2018)
   B.   Special Uses: In an E-1 District, the following special uses may be allowed:
         Wind energy systems, as defined in and subject to the restrictions set forth in chapter 5, article XVII of this Code. (Ord. 11-20, 9-1-2011)
   C.   Prohibited: The following activities and structures are prohibited in an E-1 Estate District:
         Garages or other accessory buildings, except as accessory to a residential use.
         The storage or keeping of any truck weighing in excess of one ton.
         The storage or keeping of more than one truck of any size in connection with each family dwelling unit, either within or without any building provided on the premises for storage or keeping of motor vehicles.
