(A) Height regulations.
(1) No building shall exceed three stories or 45 feet, except as provided in § 156.221.
(2) The height regulations set forth in the “R-1,” Low Density Residential District regulations shall apply to single-family detached dwellings, to single-family detached modular homes, and to two-family detached residential dwellings in the “R-2,” Medium Density Residential District.

(B) Area regulations. Area regulations for front, side, rear, and corner yards are identical to area regulations for front, side, rear, and corner yards in the “R-1,” Low Density Residential District regulations.
