All buildings including accessory buildings shall cover not more than 40% of the area of the lot. Every “R-1” residential lot shall have an area of not less than 7,000 square feet per family and an average width of not less than 50 feet, except that if a lot of record has less area or width than herein required and has been duly recorded prior to the date of the passage of this chapter, such lot may be used for any purpose permitted in this subchapter.
