§ 156.006 MINIMUM STANDARDS FOR RESIDENTIAL STRUCTURES.
   (A)   Minimum width. In all districts where residential uses are permitted, all dwellings shall have a minimum width of 24 feet at the narrowest point at the first story for a depth of 24 feet, exclusive of add-ons. For the purposes of this chapter, ADD-ONS shall mean any porches, screened-in areas, extensions, pullouts, and any other structure that is merely added to the original structure.
   (B)   Foundations. All dwellings shall be provided with a full perimeter masonry or concrete foundation system eight inches in width, extending no less than 36 inches below ground.
   (C)   Requirements. Dwellings which are manufactured housing, substantially manufactured off-site or containing the yellow seal, shall meet the above requirements and shall also meet the following requirements:
      (1)   Be provided with permanent electrical, gas, sewer, water, and drainage connections in accordance with applicable city and state regulations;
      (2)   Maintain a minimum of 24 inches of crawl space under the entire dwelling;
      (3)   Have permanent steps affixed to all exits;
      (4)   Owners of such dwellings must declare such structure to be real estate with the real estate tax assessor;
      (5)   The dwelling may not be constructed or equipped with a permanent hitch or other device allowing it to be moved other than for the purpose of moving to the permanent site and may not have permanently attached to its body or frame any axles, wheels, or other support devices must be removed when the dwelling is installed on the site;
      (6)   The dwelling must have been or shall not be altered in violation of applicable codes;
      (7)   A substantial portion of the weight of the dwelling must bear on the perimeter walls; and
      (8)   Roof pitch shall be no less than three inches per lineal foot to center.
   (D)   Definition. A MOBILE HOME is any dwelling having a red metal label affixed pursuant to regulations of the Department of Housing and Urban Development (HUD) of the United States, pursuant to the National Manufactured Home Construction and Safety Standards, certifying construction in conformance with the Federal Manufactured Home Construction and Safety Standards is a mobile home and may not be constructed or placed in any residential district but may only be situated in a mobile home park, A-1 District or R-4 District.
