§ 156.003 DISTRICTS AND BOUNDARIES.
   (A)   Types of districts. In order to classify, regulate, and restrict the locations of trades, industries, and the location of buildings designed for specified uses; to regulate and limit the height and bulk of buildings; to regulate and limit the intensity of the use of lots; and to regulate and determine the area of yards, courts, and other open spaces within and surrounding buildings, the city is hereby divided into districts, of which there shall be nine in number known as:
“A-1”
Agricultural District
“A-2”
Recreational District
“B-1”
Business Commercial District
“B-2”
Business Commercial/Residential District
“M-1”
Light Industrial District
“M-2”
General Industrial District
“R-1”
Low Density Residential District
“R-2”
Medium Density Residential District
“R-3”
High Density Multi-Family Residential District
“R-4”
Permanent Mobile Home Park Subdivision District

   (B)   Boundaries. The boundaries of the districts are shown upon the map made a part of this chapter, which map is designed as the “district map.” The district map and all the notations, references, and other information shown thereon were all fully set forth or described herein, which district map is attached hereto and made a part of this chapter by reference. The original of each district map(s) shall be properly attested to and filed along with the official signed and attested copy of the Zoning Ordinance in the office of the City Clerk. No amendment, new zoning district, new boundary, boundary changes, or any entries are to be made or become effective in the future after final adoption of this chapter until after the amendment, new zoning district map, new boundary, boundary changes, or entries have been recorded, changed, or entered on said original official zoning district map adopted as a part of this chapter.

   (C)   Interpretation of district boundaries. Where uncertainty exists with respect to the boundaries of any of the aforesaid districts, as shown on the zoning district maps, the following rules shall apply.
      (1)   Where district boundaries are indicated as approximately following the center lines of streets or highways, street lines, or highway right-of-way lines, such center lines, street lines, or highway right-of-way lines shall be construed to be said boundaries.
      (2)   Where district boundaries are so indicated that they approximately follow the lot lines, township lines, section lines, half section lines, quarter section lines, and one-eighth section lines, such lines shall be construed to be said boundaries.
      (3)   Where district boundaries are so indicated that they are approximately parallel to the center lines or street lines of streets or the center lines or right-of-way lines of highways, such district boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the zoning district map. If no distance is given, such dimension shall be determined by the use of the scale shown on the zoning district map.
      (4)   Where the boundary of a district follows a railroad line, such boundary shall be deemed to be located in the middle of the main tracks of said railroad line.
      (5)   Where the boundary of any zoning district follows a stream, lake, or other body of water, the district boundary line shall be the same as for the jurisdictional limit of the city unless otherwise indicated.
      (6)   Where the boundaries are either streets or alleys, unless otherwise shown, and where the districts designated on the map(s) accompanying and made a part of this chapter are bounded approximately by street or alley lines, the street or alley shall be construed to be the boundary of the district.
      (7)   Where the district boundaries are not otherwise indicated and where the property has been or may hereafter be divided into blocks and lots, the district boundaries shall be construed to be the lot lines, and where the districts designated on the map(s) accompanying and made a part of this chapter are bounded approximately by lot lines, the lot lines shall be construed to be the boundary of the districts unless the boundaries are otherwise indicated on the map(s).
      (8)   In unsubdivided property, the district boundary lines on the map(s) accompanying and made part of this chapter shall be determined by use of the scale appearing on the map(s).
