(A) As provided in Conn. Gen. Stat., Title 8, Ch. 126 no person shall lay out or open any street or tract of land within the town without a map or plat of such street or tract having been approved by the commissioner and filed in the office of the town clerk and shall be fined for each lot sold or offered for sale or so subdivided.
(B) Any subdivision of land in violation of the terms of these regulations is declared to be a public nuisance and the appropriate officers of the town are authorized to institute any appropriate action or proceedings to restrain or abate such violation.
