9-5-3: MANUFACTURED HOMES OUTSIDE MANUFACTURED HOME PARK:
   A.   Location: Manufactured homes not located within a mobile home park must be located on a legal city lot.
   B.   Age Of Manufactured Home; Inspection: Each manufactured home must have been manufactured after the year 1976, and may not be occupied until approved by the building inspector.
   C.   Manufactured Home Requirements: Each manufactured home not in a manufactured home park must meet the following requirements:
      1.   The manufactured home shall be placed on an excavated and backfilled foundation and enclosed at the perimeter such that the home is located not more than twelve inches (12") above grade.
      2.   The manufactured home shall have a pitched roof, except that no standards shall require a slope of greater than a nominal three feet (3') in height for each twelve feet (12') in width.
      3.   The manufactured home shall have exterior siding and roofing which in color, material and appearance is similar to the exterior siding and roofing material commonly used on residential dwellings within the community or which is comparable to the predominant materials used on surrounding dwellings, as determined by the local permit approval authority.
      4.   If the manufactured home has a garage or carport, such garage shall be constructed of like material.
   D.   Number Of Homes On Lot: It shall be unlawful for any person to maintain two (2) or more occupied mobile/manufactured homes on a single legal building site, other than in a manufactured home park.
   E.   Replacement; Permit Required: Replacement of an existing mobile/manufactured home due to fire, etc., shall not be without a permit. (1996 Code § 4-5-2)
