9-5-1: DEFINITIONS:
For the purpose of this chapter, the following words and phrases shall have the meanings ascribed to them in this section:
APPROVED: Approval by the building inspector as the result of investigation for compliance with the provisions of this chapter.
BUILDING: Any structure built for the support, shelter or enclosure of persons, animals, chattels or property of any kind.
GRADE: The average of the finished ground level of the premises.
INSPECTOR: The building inspector or any legally designated representative of the city.
MANUFACTURED HOME: A structure constructed according to HUD/FHA mobile home construction and safety standards, transportable in one or more sections, which, in the traveling mode, is eight (8) body feet or more in width or is forty (40) body feet or more in length, and when erected on site is one thousand (1,000) square feet or more in size, and which is built on a permanent chassis, and designed to be used as a dwelling unit with a permanent foundation when connected to the required utilities, and includes the plumbing, heating, air conditioning and electrical systems contained therein. Manufactured homes shall not include travel trailers, or other similar recreational vehicles, and shall not include manufactured homes or mobile homes constructed prior to the year of the adoption of this title.
MOBILE HOME: All vehicles used, or so constructed as to permit being conveyed upon the public streets or highways as such and constructed in such a manner as will permit occupancy thereof for human habitation, constructed prior to 1976.
MOBILE/MANUFACTURED HOME PARK: Any area, tract, plot, or site of land whereupon mobile homes, as defined in this chapter, are placed, located and maintained for dwelling purposes only, either on a permanent or semipermanent basis and for which a fee, rental or contract for payment for such use is collected or collectible to the person holding the land.
MOBILE/MANUFACTURED HOME SPACE: A plot of ground within a mobile home park, or any plot of ground that is designed for or designated as the location for a mobile home and manufactured home.
MOBILE STRUCTURES: All vehicles designed for human habitation.
OFFICIAL: A person who has either been duly elected or appointed to a public office and who represents the city government for a prescribed duty or capacity.
PERMITTEE: Any individual, firm, trust, partnership, association or corporation, whether tenant, owner, lessee, licensee, permittee, agency, heirs or assigns.
PERSON: Any individual, firm, trust, partnership, association or corporation, whether tenant, owner, lessee, licensee, permittee, agency, heirs or assigns.
STRUCTURE: That which is built or constructed, an edifice or building of any kind, or any piece or work artificially built up or composed of parts joined in some definite manner.
TRAILER: See definition of Mobile Home.
YARD: An open space within a lot unoccupied and unobstructed from the ground upward. (1996 Code § 4-5-1; amd. 2010 Code)
