§ 155.086 GENERAL DESIGN STANDARDS FOR SIGNS.
   (A)   Freestanding signs: land development plans subject to this chapter shall illustrate the location of all freestanding signs upon the plan submittal.
   (B)   Divisions (B)(1) through (B)(3) below must be complied with pursuant to the land development process to ensure adequate sight distance, access to light and air, and minimal uniform standards for proposed improvements.
      (1)   The development plan shall show precisely the location of all freestanding sign structures relative to the location of ingress/egress areas, buildings, parking, rights-of-way, utility easements and neighboring property lines.
      (2)   To protect neighboring properties’ access to light and air, as well as ensuring safe vehicular sight distances, all freestanding signs shall be set back from utility easements at least ten feet. Freestanding signs shall meet all dimensional requirements of the Zoning Ordinance.
      (3)   All sign locations as depicted upon a plat shall adhere to zoning regulations of the borough.
