§ 155.080 GENERAL LOT AND PARCEL DESIGN STANDARDS.
   (A)   Lot access. Every lot in a subdivision or land development shall abut an existing road, or a road created in the plan containing the lot, or an access strip abutting an existing road, or an access provided over another parcel through an easement agreement or an approved private road or street as provided for in § 155.081. All new lots shall also meet the following:
      (1)   Depth to width ratio. The depth of a lot shall not exceed four times the width (4:1). The lot width shall be measured at the building setback line.
         (a)   For irregularly shaped lots exceeding one acre, the lot depth and width may be averaged to determine the ratio.
         (b)   When the width of a lot exceeds 450 feet, the regulation on depth and width ratio shall be waived.
      (2)   Sidelines. Sidelines of lots shall generally be at right angles or radial to streets centerlines.
      (3)   Replat/adjoiners. A proposed add-on lot not meeting the minimum lot requirements of the Zoning Ordinance that must be conveyed and adjoined to an adjacent property is permitted, provided that no lot from which land is taken shall become a nonconforming lot.
         (a)    The following note shall be placed on the plan: Lot #__ is not a separate building lot and is to be conveyed and become part of adjoining land of (name of landowner).
         (b)   The owners of both lots must agree to the subdivision and must sign the plans.
   (B)   Standards for specific lot types.
      (1)   Flag lots. Flag lots may be permitted in limited circumstances. If a lot will not front on a private or public street or alley, then such lot or lots shall have an access agreement through an easement or right-of-way.
      (2)   Cul-de-sac lots. Lots which abut cul-de-sac streets shall have a minimum frontage at the setback line required for the zoning district.
      (3)   Corner lots. A corner lot shall maintain a front yard on all sides that abut a public street. All other lot lines shall be regarded as side yard lines.
      (4)   Through lots. On a through lot, front yard setbacks are required along all street lines.
   (C)   Determination of lot lines. The property lines for a subdivision or land development shall be determined on the ground by actual survey only, said survey to be balanced and closed. Any plan showing said lines as otherwise determined (i.e., taken from other drawings, deeds, records and the like, and not actually having been determined by a survey made on the ground) will not be acceptable to the borough.
