§ 150.02 MINIMUM LOT SIZE FOR FUTURE DEVELOPMENTS.
   (A)   The minimum lot size for building any new structure, dwelling place or residence within the town limits shall be nine-tenths of an acre.
   (B)   It is the desire of the Town Council that it maintain the rural atmosphere that has been developed in the community over the years of existence of the town. Proposals to establish housing in areas less than this minimum will adversely affect this atmosphere and contradict the comprehensive plan of the community, and will only be considered by exception. In addition, in conjunction with the current county standards already in place, no lot shall be developed with less than 100 feet of road frontage.
   (C)   It is the desire of the Town Council that to maintain its comprehensive plan for the community and to maintain health standards at acceptable levels, that sewers will not be adopted within the town limits strictly for the sake of increasing housing density. Current experience within the county has shown that sewers have not worked effectively in the rolling hills surrounding this community, that they cause undue odors throughout the year in their regular functioning, and that they eject the effluent of their systems into the water system of the community and the surrounding area. While septic systems on smaller lots are equally ineffective, the flow off from septic systems in acreage nearing one acre has proven to be far superior to other solutions. To facilitate this plan, it is necessary to keep lot size for future development to title proposed nine-tenths of an acre or more, as previously stated. This should not be interpreted, however, that future sewer options will be prohibited should they prove to be more effective, but that such systems will not be used as an excuse to allow for increased density of housing.
   (D)   All septic systems installed for future use will continue to be approved by the County Health Department before construction will begin on any establishment. Knowing that sewage drain off is a continuing health hazard and a problem throughout the county, it is the intention of the Town Council to ensure that housing density remains at a reasonable level and that effluent from either septic systems or sewage systems remain at safe levels that will not negatively impact the health, safety or welfare of our community.
