“PD” (Planned Development) Districts are established to:
(A) Provide flexibility in the planning and construction of development projects by allowing a combination of uses developed in accordance with an approved plan that protects adjacent properties;
(B) Provide an environment within the layout of a site that contributes to a sense of community and a coherent living style;
(C) Encourage the preservation and enhancement of natural amenities and cultural resources; to protect the natural features of a site that relate to its topography, shape and size; and to provide for a minimum amount of open space;
(D) Provide for a more efficient arrangement of land uses, buildings, circulation systems and infrastructure; and
(E) Encourage infill projects and the development of sites made difficult for conventionally designed development because of shape, size, abutting development, poor accessibility or topography.
