(A) Area. The ground-level square footage of all buildings and improvements shall not exceed 60% of the development parcel.
(B) Setbacks. No building or other structure, except streets, walks and parking facilities, shall be erected within the following setback lines measured along the perimeter of the development parcel:
(1) Forty-five feet from any perimeter abutting a developed residential area; and
(2) Twenty-five feet from any perimeter abutting an undeveloped or non-residential area.
