§ 153.1409 CHANGE OF USE REGULATIONS.
   (A)   Changes to conforming uses. Any non-conforming use may be changed to a use conforming with these regulations established for the district in which the non-conforming use is located; provided, however, that, a non-conforming use so changed shall not in the future be changed back to a non- conforming use. A non-conforming use may be changed to another non-conforming use by order of the Board of Adjustment; provided that, the new use is determined to be more consistent with the spirit of the UDC, the neighborhood and the Comprehensive Plan.
   (B)   Changes to other non-conforming uses. Non-conforming uses may be changed to another non- conforming use only if provided for in Table 153.1424(A) of this chapter. A non-conforming use that is changed to another non-conforming use shall not be changed back to the former non-conforming use.
   (C)   Limitations on changing non-conforming uses.
      (1)   All changes of non-conforming uses shall conform to all regulations established in Division 11 of this chapter.
      (2)   A non-conforming use shall not be changed to another non-conforming use that requires more off-street parking and loading space than the former non-conforming use unless additional adequate off-street parking and loading space is provided for the increment of the new non-conforming use as if the increment were a separate use.
      (3)   A non-conforming use shall not be changed to another non-conforming use unless the original non-conforming use was registered in conformance with this chapter.
