§ 153.09 MINIMUM REQUIREMENTS AND REGULATIONS.
   Improvements shall be installed in accordance with the following minimum requirements and regulations prior to the filing of the secondary plat for final approval:
   (A)   All of the improvements required under the regulations shall be constructed under contract approved by the Planning Director in request to construction details and proper inspection of the improvements to be installed, and shall be completed prior to the filing with the City Plan Commission of the secondary plat and request for final approval in accordance with the specifications and under the supervision of the Planning Director or their duly designated representative.
   (B)   In lieu of completing all of the improvements as required in division (A) above, the subdivider shall furnish the City Clerk-Treasurer with a performance bond, sufficient to cover the cost of any or all of the improvements required to be installed by the subdivider, based on estimates approved by the Planning Director. The intent is to secure the actual construction and installation of such improvements within one year after the approval of the secondary plat, subject to extension by the City Plan Commission.
