No parking lot shall be permitted in a local business district or multi-family residential zoning district unless it shall provide for a green area island or islands with a total square footage equivalent to at least 20% of the total square footage of all parking spaces. No green area island shall be less than 360 square feet. No part of a green area buffer shall be counted as part of any green area island and the green area island may not be attached to the green area buffer. No parking space shall be more than 108 feet from a green area buffer or a green area island.
