§ 152.01 DEFINITIONS.
   For the purpose of this chapter, the following definitions shall apply unless the context clearly indicates or requires a different meaning.
   HOUSE TRAILER.
      (1)   A vehicle meeting the definition of a MOBILE HOME below in this section, except that it is designed to normally provide only temporary shelter or sleeping quarters and is not generally regarded as suitable for residential occupancy in that it lacks some or all of the following amenities usually found in a residence:
         (a)   Built-in toilet and bathing facilities;
         (b)   Built-in sinks or other appliances for dishwashing;
         (c)   Cooking and refrigeration appliances or installations;
         (d)   Built-in heating systems;
         (e)   Built-in plumbing and electrical systems; and/or
         (f)   The ability, without substantial design modification, to hook on to external utility service systems for purposes of sanitary waste disposal, water supply, and electric supply.
      (2)   The term generally includes vehicles commonly known as campers, camper-trailers, recreational vehicles (RVs), and dependent or partially dependent mobile homes.
   MOBILE HOME. Any vehicle which is so constructed as to permit its being used as a conveyance, either by self-propelled means or otherwise, upon public highways, and which is designed, constructed, or altered in the manner as to permit the use and occupancy thereof as a permanent or principal residence for one or more persons.
   MOBILE HOME PARK. An unsubdivided or subdivided tract of land wherein lots, sites, bays, or spaces are made available and leased to persons wishing to establish thereon a mobile home unit for residential occupancy; the mobile home unit may or may not be provided by the lessor as a part of the lease.
   MOBILE HOME SUBDIVISION. A tract of land subdivided into individual lots which may be purchased and owned by a person specifically for the purpose of locating and establishing thereon a mobile home unit as a fixed or semi-fixed structure to be occupied as a residence.
   MODULAR HOME. A structure designed for single-family or two-family residential dwelling purposes, but consisting of two or more detachable, factory-manufactured, and substantially preconstructed units each designed to be transported along the public highways upon a flatbed trailer rig or similar conveyance to a location site, where the units are placed upon some type of foundation and assembled into a unified dwelling unit.
   PRIMARY ZONING DISTRICT. A Residential (“A”), Local Business (“LB”), or Industrial (“I”) District or similar major district as now or hereafter defined and established in the Zoning Ordinance of the city.
   TRAILER CAMP. A guest facility operated commercially or by a public authority such as a park board or similar entity, wherein parking spaces and support amenities and facilities are provided for temporary use by transient persons traveling in or with a mobile home or home trailer, on a more or less overnight or short-term basis, and not for location and/or occupancy as a full- or part-time residence within the community.
