(A) In the R1 Residence District, the total area of buildings shall not exceed 25% of the lot area. No building shall be nearer than five feet from an adjoining lot line. Above-ground swimming pools and playground equipment installed in the ground shall not be included to determine the 25% of the lot area but do require a zoning certificate.
(B) In the R1 District, no building shall be nearer than ten feet from the right-of-way of a side street, and the front of the building shall conform to the established setback line, but in no case less than 25 feet; provided that in plats for future development, setback lines shall be 40 feet from the right-of-way.
