The following regulations shall govern the design and layout of lots.
(A) The lot arrangement and design shall be such that all lots will provide satisfactory building sites, properly related to topography and the character of surrounding development.
(B) All lots shall conform to or exceed the requirements of the Village Zoning Code.
(C) Each lot shall front on, be contiguous to, or border on a public street.
(D) All side lot lines should be straight lines and should be at right angles to street lines or radial on curved street lines except where the Planning Commission determines that a variation would benefit the public interest.
(E) Lots with double frontage shall be avoided except where the Planning Commission determines that it is essential to overcome specific topographical disadvantages and orientation and location problems due to existing streets.
(F) No corner lot shall have a width, measured at the required front setback line, of less than 75 feet.
(G) Lots fronting on a street upon which no other lots face should be avoided. No rear lot line should border adjacent side lot lines. Where the rear lot lines of a subdivision border a thoroughfare, the Planning Commission may require a screen planting contained in a non-access easement or reservation along such road.
(H) No lot shall have an average depth which is more than five times its average width, nor shall the depth of any lot be less than 120 feet measured from the edge of the road right-of-way.
(I) (1) Final responsibility for sidewalk installation throughout the subdivision shall rest with the owner(s)/developer(s) of the subdivision. With prior approval from the Planning Commission, sidewalk installation may be delayed for a one-year period from the time of recordation of the final plat for the associated phase of the subdivision. Prior to approving any request for an extension of time for installation of sidewalks, the owner(s)/developer(s) shall submit to the Planning Commission a proper performance bond/surety guaranteeing the proper installation of sidewalks as required by this regulation.
(2) All sidewalks shall be constructed according to ODOT specifications and the village sidewalk improvement plan.
(3) Sidewalks shall be required on both sides of the street in all residential subdivisions.
(4) Sidewalks shall be located not less than one foot from the property line to prevent interference or encroachment by fencing, walls, hedges, or other planting or structures placed on the property line at a later date. Four-foot minimum width.
(5) Five-foot public sidewalks shall be required for all commercial lots.
(6) Five-foot public sidewalks will be required for industrial lots, unless waived by the Planning Commission.
