(a) General Requirements. The final plat shall be drawn in India ink on tracing cloth. The size of the plat shall be not less than 12 inches by 18 inches nor more than 24 inches by 36 inches. If more than 2 sheets are required, an index sheet of the same dimensions must be filed showing the entire subdivision on one sheet, with all areas shown on the other sheets indicated thereon.
(b) Items Pertaining to the Title.
(1) The name of the subdivision;
(2) The location of the subdivision by section, town, range, township, lot, sublot, county and state;
(3) The names of the subdivider, owner and surveyor;
(4) The scale, not smaller than 1 inch equals 50 feet;
(5) The date; and
(6) The north point.
(c) Graphic Items Pertaining to the Plat.
(1) The boundary of the plat, with accurate distances and bearings and its acreage;
(2) Bearings and distances to the nearest established street lines, section corners or other recognized permanent monuments which shall be accurately described on the plat;
(3) Municipal, township, tract or lot lines accurately tied to the lines of the subdivision by bearings and distances;
(4) Names of adjacent subdivisions and owners of adjoining parcels of unsubdivided land;
(5) Exact locations and widths of all streets, alleys, crosswalks and easements within or adjoining the plat;
(6) Names of streets within or adjoining the plat;
(7) Lengths of all street centerlines, including radii, central angles, arcs, chord lengths and bearings, points of curvature and tangent bearings. Chord and arc lengths shall be clearly differentiated.
(8) A. All lot lines with as many bearings and distances, in feet and hundredths, as are necessary to describe each line, including arcs, chord lengths and bearings and radii on curvilinear lines. When a lot is located on a curve or when the side lot line is at an angle other than 90 degrees, the width at the building line shall be shown.
B. All lots shall be suitably numbered. In the case of replatting, the reassignment or deletion of lot numbers, block numbers or name of the original plat shall be shown in a manner satisfactory to the County Recorder.
(9) An accurate description of the location and a description of all monuments;
(10) All easements for rights-of-way for public services or utilities and any limitations of such easements;
(11) Accurate outlines of any areas to be dedicated or temporarily reserved for public use, with the purpose indicated thereon; and
(12) Building setback lines, with dimensions.
(d) Other Items Pertaining to the Plat.
(1) Protective covenants to be shown on the plat;
(2) Certification by a registered professional surveyor to the effect that the plat represents a correct survey made by him or her, that all monuments shown thereon actually exist and that their location is correctly shown;
(3) A signed and notarized certification by the owner of the adoption of the plat and the dedication of streets and other public areas;
(4) Space for a statement of approval by the Planning Commission, Village Engineer, Law Director and Council; and
(5) If a zoning change is involved, certification from the Commission indicating that the change requested has been approved and is in effect.
