For the purpose of this chapter, the following definitions shall apply unless the context clearly indicates, or requires, a different meaning.
BUILDABLE AREA. A portion of a building site which conforms to all minimum criteria required for the placement of a structure.
OFF-SITE. Of or pertaining to land, area, or facilities not located within the boundaries of a subdivision.
RETAINER STRIP. A parcel of land less than the minimum depth required for a building lot bordering the boundary of a subdivision, and a street within the subdivision for the purpose of controlling the access of the property owners abutting the subdivision to the street.
SUBDIVISION. A tract, lot, or parcel of land which has been, or is proposed to be, divided into three or more parcels for the purpose, whether immediate or future, of sale or building development. For purposes of this chapter, the above definition shall be interpreted to apply to the subject land and not to the owner thereof (“shall run with the land”), and subsequent owners of any parcel shall not each be entitled to make a division of land without creating a SUBDIVISION, as defined herein.
