No conveyance of land in which the land conveyed is described by metes and bounds, or by reference to an unapproved registered land survey, shall be made or recorded unless the parcel described in the conveyance:
(A) Was a separate parcel of record at the effective date of this chapter;
(B) Was the subject of a written agreement to convey that which was entered into prior to the date;
(C) Was a separate parcel of not less than two and one-half acres in area and 150 feet in width on the effective date of this chapter; or
(D) Is a single parcel of land not less than five acres in area and 300 feet in width.
